Lenders want specific things — consent orders or a financial agreement, evidence of income including child support where it counts, and clean conduct on the joint loan. I'll give you a short list, not a long one.

Finance and settlement have to land together. I work alongside your solicitor so the loan is ready when the agreement is — not weeks after.

A joint loan stays joint

Until it's refinanced or the property is sold, both names remain responsible for the full repayment — whoever is living there. Keeping it paid on time protects both credit files.

Income

Some income counts more than you think

Child support, family tax benefit and some other regular payments are accepted by a number of lenders when properly documented. Which ones, and how much, is part of what we work out.

Timing

Don't wait for the orders to be final

The finance groundwork can start while the legal side is still in motion. Starting early is what stops the settlement date becoming a deadline you can't meet.

Can I take over the mortgage on my own?

Sometimes, yes — it's a refinance into one name, and the lender assesses it on your income and commitments alone. Whether the numbers work is exactly what the first conversation is for.

Is Solo & Sorted just for women?

No. Separation, divorce and loss don't pick a side. Men and women are equally welcome — and increasingly it's dads who are sorting a home for the kids' week.

Will talking to you affect my credit file?

No. Nothing is lodged and no credit check is run until you decide to apply. We talk first, always.

What if I'm not sure what I want yet?

That's normal, and it's fine. Knowing the numbers behind each option is usually what makes the decision clearer — and you can come back to me when you're ready.

Do you give legal or tax advice?

No — I stay in my lane. Your solicitor handles the agreement and your accountant the tax; I make sure the finance is ready when they are and that the three of us are talking to each other.
