No. Plenty of loans are written with less, though under 20% usually means lender's mortgage insurance, and some professions and guarantor structures are exempt. The deposit and LVR calculator will show you where you sit.
There's no fee for my standard home loan work — the lender pays a commission on settlement, and I disclose it to you in writing before you apply. Where a situation is genuinely complex, any fee is agreed with you up front, never a surprise.
Yes — it's one of the things I do most. A tax debt doesn't automatically rule you out, and there are lenders who will refinance to pay it out. It comes down to how the debt came about, whether there's a payment arrangement, and what the equity position looks like.
From a complete application, most lenders come back with a decision inside a few days to a couple of weeks, depending on the lender and how straightforward the file is. Getting your documents in early is the single biggest thing that speeds it up.
